Shopping for a new home is thrilling, and it’s made even better when you have a licensed pro by your side! There’s a lot to learn about every property you’re interested in, so it’s a great idea to pick a few key questions to cover all of your bases.
These are five of the most important things to ask your Realtor so you can make an awesome choice!
1. What Updates Might Be Needed?
We all love to put our personal touch on a property, yet some projects can still be a surprise. Talk to your realtor about what parts of the home need to be updated or replaced within the next five to ten years.
These pros can figure out the age of the roof for you, learn whether the vinyl windows are up to date, and can ensure that your home is going to last. In addition, if there are any updates needed, like garage door replacement costs, they may be able to talk it into the deal if you make an offer on the home!
2. What Features Does It Have?
What parts of the home shine? Does it have the five-piece bathroom of your dreams or the giant, gorgeous kitchen you want to feel inspired by? Your realtor can give you all of the details on what makes the house an incredible find.
Make it clear what pieces of the home matter to you so that they’ll know to point out the amazing faux wood floors or gorgeous view from the back porch. Of course, everyone wants different things, so don’t be shy about mentioning what matters to you and expecting to see at least some of it!
3. What’s The Area Like?
Is this area more popular for growing families, or is it better for college students living in the room while they study? Ask about the area’s history, what fun amenities and activities are nearby, and what perks make this an awesome place to live.
Nobody will choose a great bowling alley down the street over the type of house siding that you like, but picturing a life there might make a choice on a home feel better for you.
If you’re close to a school, you can ask your realtor to meet up during an early weekday so that you can learn how noisy the street may be during bus route hours. Thinking outside of the box, and getting to know the area your future home may be, are amazing ways to ensure that you end up with a home you love.
4. How Much Value Could I Add?
Ask what projects you could do to boost value while you live there. Whether that means adding gorgeous Spanish tile roofing or putting in a privacy fence to make the backyard an oasis, it’s up to personal taste.
The home you get now doesn’t have to be your forever home if you don’t want it to be, so it’s okay to be curious about which ways you can add value. Their answers may surprise you! Don’t be afraid to DIY some of their suggestions if you like them. For example, looking up how to repair drywall after removing wallpaper is a lot cheaper than hiring someone else to do it.
5. How Flexible Could The Price Be?
We all have budgets, so it makes sense that our minds would be on how much money we might be spending! Luckily our realtors are there to walk us through whatever we need help with. A large part of their job is to help you bargain down prices so that they can be within your budget.
Ask your realtor if they think the seller is driven to sell or if the market is too competitive to talk them down much. A budget is there to tell you how much you have available to spend, but it’s a good idea to spend a little below this so you can lower your monthly bills. If the market is too rough to save money on a sale, and it’s at the top of your budget, it’s time to look at other fantastic homes.
On the other hand, if it’s been on the market for ages, and your realtor thinks they can make this work: that’s awesome! A great realtor can bargain and get your price lowered to something you’ll be more comfortable adding to your monthly bills.
It’s Great To Have All Information Available
The best thing a realtor can offer you is clarity. Knowing everything that matters about a property can make purchasing it all the more exciting or help you move on from a home that might not have suited you.
So talk to your realtor and discover what facts may be deciding factors for you!
